How to use the checklist before you list

Use the checklist as a working document, not a one-time read. A good way to use it is to go in this order:

1. Start with your goal and timing. Are you trying to move fast, maximize price, or reduce stress? Your goal affects repairs, pricing discussions, and showing plans.
2. Walk through your home room by room. Write down anything a buyer will notice right away: stains, broken hardware, burned-out bulbs, clutter, odors, pet damage, or unfinished projects.
3. Separate fixes into three buckets:
- must-fix safety or function items
- low-cost cosmetic improvements
- items you may leave as-is and discuss with your agent
4. Gather key information. That may include HOA details, past upgrades, appliance ages if known, warranties if available, utility averages, and any permits or receipts you already have.
5. Interview more than one agent. Ask how they would price, market, and time the sale, and what fees and services are included.

- Access and showing rules. Think about pets, work schedules, kids’ routines, and how much notice you want before a showing.
